Skilpod is delivering 22 modular apartments for Woonmaatschappij Meetjesland in Klein Rusland, Zelzate. The project is located on Verminktenlaan and Achille De Clercqlaan and forms part of the redevelopment of the historic Klein Rusland garden neighbourhood. The design was developed in collaboration with B-architecten.

By combining different housing types, the project creates a varied housing offer for different household compositions. The apartments are grouped around the central neighbourhood park, while the ground-level homes are designed to fit the scale of the surrounding residential area.

A green link in Klein Rusland

The project forms part of the redevelopment of Klein Rusland, the historic garden neighbourhood in Zelzate. The design builds on the masterplan for the area and creates a gentle transition between the existing garden neighbourhood and the surrounding landscape. Four compact residential buildings are embedded within a cohesive network of greenery, gardens and water features, interconnected by a central walkway.

Between the buildings, a variety of collective shared gardens are created, each with its own character and function. A productive vegetable garden, a wild garden with seating areas, natural play zones and a green forecourt provide space for social interaction, relaxation and biodiversity. Slow-traffic connections throughout the project further strengthen the relationship between the neighbourhood and the green landscape beyond.

Contemporary architecture with respect for the past

Together with B-architecten, the project features understated and robust architecture that references the character and heritage value of Klein Rusland. Light-brown brick slips are combined with warm brown tones in the galleries, terraces and stairwells. By efficiently stacking the modules and carefully positioning the four residential buildings within the landscape, modular construction, architectural quality and a green, collective living environment are seamlessly brought together.
