14 modular apartments commissioned by Thuispunt Gent

The housing shortage in Ghent is high and continues to grow. Although many homes are already being built using traditional construction methods, additional volume is necessary to accommodate the growing market. Housing association Thuispunt Gent aims to focus on sustainable construction with a focus on quality and longevity. The framework agreement "Modular Living 2023-2027" provides a suitable framework for bringing these ambitions together. Skilpod emerged as the winner of the mini-competition and a reliable partner for this project.

The design framework we developed allows us to quickly and efficiently respond to the client's needs and the specific context of the location. Our modular system allows us to quickly assemble projects while also allowing for flexible layouts: the various apartment types were tailored to the needs of Thuispunt Gent, including those for larger families.

Throughout the design process, there was intensive consultation with B-architecten. Together, we refined the look and feel and technical feasibility. Even after the contract was awarded, the design was further optimized in consultation with Thuispunt Gent. The result is a well-supported project that all parties involved fully support.
The compact and future-oriented apartment building consists of 14 high-quality residential units spread over 4 floors. It is perfectly tailored to the site and the housing needs and comprises:

  • 3 residential units S66 type 1/2, each with one bedroom and suitable for a maximum of 2 people;

  • 4 residential units S88 type 2/4, each with two bedrooms and suitable for a maximum of 4 people;

  • 4 residential units S132 type 3/6, each with three bedrooms and suitable for a maximum of 6 people;

  • 3 residential units S140 type 4/7, each with four bedrooms and suitable for a maximum of 7 people.

By using modular construction, construction not only can be carried out faster and with a high, consistent quality, but everything will also proceed much more efficiently with minimal disruption to the surrounding area. For example, the modules will be installed primarily at night to minimize disruption to the tram line.

This project demonstrates how modular construction with Skilpod provides an efficient, flexible and sustainable solution for social housing.
